The Property
Church Farm was built in 1975 of re-constituted stone under a tiled roof and is set in an elevated position just outside the North Cotswold village of Naunton. Subject to an Agricultural Occupancy Restriction, the house was altered and extended in 1994 and provides well maintained accommodation which is arranged over two floors. Church Farm is approached off a country lane through a pair of wooden gates which open to a large gravelled parking area for a number of cars. The front door opens into an entrance porch which leads through to a reception hall off which is a cloakroom. An arch leads through to an inner lobby, off which is a study. Through the lobby is the dining hall with a door to the garden, stairs to the first floor and a door to the sitting room with an open fireplace and stone surround. At the back of the house is a light and spacious kitchen/breakfast room which overlooks the garden with southerly views to the countryside beyond. The kitchen is well fitted with a range of floor and wall mounted units including an island unit. There are extensive work surfaces incorporating a sink, 4 ring gas hob with extractor over and a double oven. In one corner is a useful pantry cupboard. There is a sitting area and space for a kitchen table with glazed sliding doors to the garden. From the kitchen a door opens into a rear hall/utility room with back staircase with storage under, Belfast sink, plumbing for washing machine, water softener and oil fired boiler. A further door opens to a rear porch which leads to the outside.
From the dining hall a staircase rises to a landing with airing cupboard and store room. The bedroom accommodation comprises a master bedroom with en-suite shower room and adjacent dressing room/bedroom 4, family bathroom with both bath and shower cubicle, 2 further double bedrooms and a third bathroom.
Garden
There are areas of garden to both the front and rear of the property. Predominantly lawned the rear garden has a small pond with decking surround and water feature. To the front of the house is another area of lawn contained within a dry stone wall with a timber summer house. Adjacent to the house is a gravelled parking area with space for a number of cars and an access which leads round to a garage block which comprises open fronted garaging for two cars and an attached workshop with integral staircase leading to storage above the full length of the building. Behind the garage is a small area of paddock. Between the garage and the house is a purpose built dog kennel.
The Stable Yard
In front of the garage block, gates lead through and provide access to the stable yard which comprises a stable block with 3 stables. Opposite is a large general purpose stock barn 59' x 49' (18m x 15m) currently divided into two and used as further stabling. Water and power are connected to both these buildings. From the yard, steel gates lead through to a mounting area opposite which is an agricultural store. To the east of this is a recently constructed machinery/forage building 60' x 29' (18.3m x 8.8m), providing excellent secure storage. Behind this building is a sand and rubber ménage.
The Land
The land at Church Farm is divided in two distinct blocks. Adjacent to the house and yard are five post and rail paddocks which extend to about 11.5 acres; mainly level, all have access to mains water. Within the paddocks is a field shelter. In one corner is a small paddock fenced off for chickens.
The second block of land is to the north of the road and extends to about 8.5 acres and is divided into three paddocks.
Single Farm Payment
The land is registered for Single Farm Payment. The vendor will use its best endeavours to transfer the SFP entitlements to the purchaser. There are 7.87 entitlements to transfer.
Planning
Planning permission was granted on 7 August 1975 from Cotswold District Council under reference CD2219/D and is conditional on the occupation of the dwelling being limited to persons employed or last employed solely or mainly and locally in agriculture.
