Hill Farm is a delightfully situated rural community located just over 2 miles from the centre of Bewdley nestling amidst the glorious Severn Valley countryside and approached over a long 'no through road' country lane running between the River Severn and the SVR steam railway line before ending near Trimpley Reservoir.

The site comprises a mixture of timber chalets and caravans which historically were sold as individual plots for holiday homes to purchasers mainly from Birmingham and the Black Country in the pre-war era. Over the years many of the plots have been permanently occupied on a full time residential basis, with or without formal planning consent, whilst others have remained simply as holiday homes.

Serenity has been occupied as a permanent residential dwelling by the present owner for many years, and has been granted a Certificate of Lawful Use by the local authority planning department, dated 16 June 2021.

At the front of the property there is a hardstanding parking space from where a grass embankment with rubber matting slopes down to the property.

The property is somewhat unique, being principally of solid brick construction (including interior walls) with wooden exterior cladding to give the appearance of a timber chalet. There is plenty of scope for buyers to put their own stamp on the property.

The property is also of good proportions, having three bedrooms as well as an excellent 22'2 x 11'7 central lounge/ dining room with a full height brick chimney breast featuring twin side plinths and an LPG replica log burner. The dining area has a window to the front, whilst the lounge area has a glazed door with two adjacent matching glazed panels to the rear, enjoying distant forest views.

The kitchen has been refitted with a modern range of cream wall & base cabinets complemented by dark grey work surfaces and integral appliances to include an electric oven and ceramic hob, with under-counter space for washing machine and a half-glazed door to front path.

The shower room is fitted with a modern white suite comprising low level wc, vanity unit with hand basin and cubicle with Triton electric shower.

Outside to the rear of the property is a paved patio with steps down from the lounge door, with a paved path to the right hand side and a wider area to the left including path and timber garden shed. The rear garden backs directly onto a small copse and is not overlooked, having distant views towards the Wyre Forest.

Mains electricity and water are connected, the water supply being included in the site fees. Drainage is to a septic tank. All windows are upvc double glazed. Heating is by way of electric storage heaters whilst the gas replica log burner in the lounge is served by an LPG bottle. Please note the property presently has no water heater. Council tax is payable to Wyre Forest District Council, rated as Band A.

Occupation of the chalets at Hill Farm is by way of an annual licencing agreement with the site owner, subject to an annual charge of £5000 for the current year (which includes the water).

Intending purchasers will need to complete an application form issued by the site owner, then once approved a new annual licence will be issued.

It is understood that upon the sale of any property at Hill Farm, a commission of 10% of the sale price will be payable by the seller to the site owner. In practice 10% of the purchase price is expected to be paid by the purchaser to the site owner with the other 90% paid directly to the seller.

It is not necessary for purchasers to engage a conveyancing solicitor in order to complete the purchase of a property of this type, though Allan Morris Estate Agents always recommend that for peace of mind prospective purchasers should take independent legal advice before entering into any legally binding agreement.
