A DERELICT warehouse in Halesowen looks set to be transformed into housing after a developer put in an offer to buy the site.

Dilapidated Shenstone Court off Mucklow Hill has been offered for sale by Lex Allen Grove for £750,000 and is now under offer.

The 0.84 acre site, on the corner of Somers Road and Forge Lane, has planning permission for four houses and 28 flats.

Simon Senior, land director at Lex Allen Grove Land and New Homes, did not wish to reveal the name of the developer, as the deal has not been completed.

He said: "The land is under offer to a house builder looking to develop the site.

"It would provide much needed housing in the area."

He said the Photobooth business next door to the site would be unaffected by any development.

Approval was granted for 20 two-storey flats on the site back in 2001, but the proposal never came to fruition - in 2017 a plan for 41 apartments was submitted, but later withdrawn following concerns over the design and layout of the proposed development.

An application approved by Dudley Council in June gives permission for the existing two buildings to be flattened and for four three-bedroom semi-detached homes and and 28 flats in three blocks, which would all be two-bedroomed, apart from one.

The houses would face directly onto Somers Road and would follow on from the existing semi-detached houses. They would have an integral garage and rear gardens.

At the corner of Somers Road, and Forge Lane, a two-storey apartment block is proposed. This would be linked to the second block, which would have three storeys to include undercroft parking, a bin store and secure cycle parking.

The third apartment block, which would be of four storey and boast balconies looking towards the river Stour, would be attached to the second by a bridge link over the access road to the parking court.

A report to Dudley Council notes that four letters of objection were received, after a consultation, raising concerns over an increase in traffic, insufficient parking, pressure on services and there being too many apartments.

The police raised concerns over the retention of the footpath link between Forge Lane and Mucklow Hill, saying they consider it would be a crime generator as parking bays would be next to the footpath.

But Mr Senior said the developer may choose to submit a different application for the site.
