A FORMER NHS day centre near Blackheath town centre which has planning permission to be converted into apartments has gone up for sale with a price tag of £1.2million.

The former Regis Lodge on the corner of Birmingham Road and Henderson Way is being sold by Birmingham-based agent Royal Estates.

The 0.86 acre site next to Blackheath Coronation Social Club and homes in George Avenue has permission for partial demolition and proposed conversion and extension to create 39 one and two bedroom apartments.

Planning permission was granted in January 2018 for 36 two bed and three one bedroom apartments on the site.

The sales details note: "The site is situated in a predominantly residential area on the outskirts of Blackheath town centre within Rowley Regis.

"The site benefits from excellent transport links, being approximately 1 mile south west of Junction 2 of the M5 motorway network, 150m to a range of bus stops and 8 minute walk to railway station which connects to Birmingham Snow Hill.

"This former NHS day centre sits prominently on the Oldbury Road and Birmingham Road roundabout within easy walking distance of the town centre and its local amenities."

A planning application approved by Sandwell Council states that the internal courtyard will be used for a communal garden and the existing car park can be extended to allow for 33 parking spaces.

A design and access statement reads: "The proposal is to create additional floors on the existing building so that it steps down from a four-storey feature corner facing the traffic island, down to a two-storey element adjacent to the existing dwellings.

"Both the existing and proposed buildings sit down by between 1.5m and 2m from the main road.

"This lessens any impact on views from the south west."

When permission was granted in January 2018 it was on the condition that development would commence within three years.
